Contour Housing Partners (“Contour”) is a housing preservation firm focused on shaping the housing landscape of America through strategic investments in communities of need by raising and deploying mission-driven capital to preserve quality affordable housing.
Contour was founded by the leaders of Pennrose, LLC, a nationally recognized, vertically integrated owner-operator and developer of multifamily housing. The Contour platform exists synergistically within the context of this broader enterprise to create value and leverage Pennrose’s depth of experience and the capabilities of its various business units, including development, property management and fund management.
The primary responsibility for the Associate is to advance the strategic identification, financial structuring and underwriting, management of due diligence, and closing on multifamily investment opportunities. Specifically, this position involves crafting acquisition business plans through rigorous financial and market analysis while providing strategic, cross-departmental interface with the Capital Markets unit of the enterprise.
Pay range: $115,000 - $150,000/year + bonus depending on experience.

o Achievement of critical acquisitions milestones within forecasted timelines and economic metrics (e.g., due diligence, closing, stabilization, recapitalization, disposition, etc.)
o Timeliness, quality, accuracy, and innovation in analysis, business planning, and supporting financial models.

1. Acquisitions:
o With input of manager(s), advance the creation and execution of real property acquisition business plans, integrating financial, market, and operational insights to guide strategic decisions.
o Support deal structuring, negotiations, and closings by collaborating with legal teams, stakeholders, and external partners to ensure seamless execution.
o Responsible for overseeing and executing in-depth financial modeling, sensitivity analysis, and scenario planning to evaluate the economic viability of acquisitions from origination through disposition.
o Independently manage and prioritize multiple acquisition opportunities to meet organizational objectives.
o Assess funding sources and market trends to inform strategic underwriting and acquisition decisions.
o Review and oversee data management systems to ensure accurate and reliable information is available for making informed investment decisions.
2. Cross-Functional Collaboration:
o Partner with the Capital Markets unit to foster strong relationships with lenders, brokers, and equity investors to secure optimal financing solutions for acquisitions.
o Create and maintain dashboards and financial reports with the Capital Markets team to support funding initiatives and strategic planning.
o Support in the preparation of equity and debt packages, including detailed financial forecasts and sensitivity analyses.
o Work closely with asset and property management to ensure new acquisitions meet stabilization goals and align with budgeted projections for quarterly investor updates.
3. Strategic Leadership:
o Serve as a key contributor to strategic decision-making by creating and maintaining detailed financial models and investment memoranda.
o Lead and mentor Analysts on projects and complex underwriting, providing strategic direction to ensure alignment with investment criteria and organizational goals.
4. Stakeholder Engagement:
o Prepare and deliver polished presentations for investors, public officials, and community stakeholders to secure support and funding.
o Build and maintain relationships with municipal officials, financial institutions, and community organizations.
o Create and maintain robust financial reports and dashboards to inform senior management and external partners.
5. Project Coordination:
o Oversee the preparation and submission of responses to property offerings with minimal supervision.
o Ensure timely and accurate coordination of project schedules, budgets, and documentation.
o Bachelor's degree in Finance, Economics, Real Estate, or related field (advanced degree or certification preferred).
o 3-6 years of professional experience in financial analysis, with a focus on real estate and affordable housing.
o Comprehensive knowledge of affordable housing finance, including LIHTC and Section 8 programs.
o Proven ability to independently and rigorously manage complex projects with discipline and precision, requiring seamless collaboration with internal and external stakeholders, including property managers, lenders, investors, and attorneys, in a fast-paced environment.
o Demonstrated experience in creating financial models from scratch.
o Excellent analytical, problem-solving, and quantitative skills.
o Knowledge of real estate finance principles, including valuation methods, financing structures, and investment analysis.
o Ability to interpret and analyze financial statements, budgets, and property performance reports.
o Strong written and verbal communication skills, with the ability to present complex financial information clearly and concisely.
